Why you Hate Lennar at Fryar's Gate

History of Lennar:

In 2007 and 2008, Lennar Corporation was affected by the crisis of the U.S. housing market, and its CEO has indicated that the construction industry needs government help to stabilize and recover the housing market and  that 32% of people who signed contracts for new homes have backed out of them The housing slump also appears to be causing delays on one of the company's largest project, the Orange County Great Park, due to slower sales of houses.
In 2007, Lennar posted heavy quarter losses. In 2008, against Wall Street expectations, Lennar has again posted losses, although smaller ones, and its total revenue has slipped 61%.

For the third quarter of 2008 Lennar reported losses for the sixth consecutive quarter, to a total loss of $2.4 billion since 2006.

Why DON'T BUY  Lennar at Fryar's Gate, Cary, NC:

This is a new community that is coming up near Green Hope Church Road. Lennar is notorious from the very beginning to create an unnecessary "hype" in the market and creating an "artificial demand" among home buyers. Buyers from different parts of the country moving in to the new locations doesn't know the market trend and falls into the trap.

The same strategy of creating "artificial demand" was done in Fryar's Gate Community in Cary. They don't release all the lots and advertises the buyers that they are doing a 'Lottery' system for the "chosen" customers. Having a Lottery picking is unlawful in the first place. Their second strategy is doing a secret bidding. The idea behind this is to know the pulse of the buyers and increase the home prices for the ones that has more demand. It is not a good way of doing business

These are some of the reasons for not buying a house in Lennar at Fryar's Gate, Cary, NC:

1) The current demand in the housing market place is because of the surge of Investors. This surge is due to a lower interest rate. But the interest rate is skyrocketing now (it was 3.35% in Feb, 2013 for 30 year loan which increased to 4.7% for the same in Aug, 2013. Because of the increase in interest rate, the investors is in the phase of backing out. It is estimated by Finance experts that if the interest rate for mortgage doesn't fall by October, the investors will discontinue investing in Housing market.

2) The housing market demand that we are seeing now is a "bubble". It is supposed to blow by December, 2013. So if you are buying a house now, you would be looking at a highest interest rate in the year 2013 because you will be settling the bank loan by Nov-Dec timeframe. (The ideal time would have been Feb, 2013. But past is past, we cant go back). Experts suggest to wait till the first quarter of 2014, before investing into the housing market.

3) The schools near the location of Fryar's Gate is OK now. But, the Wake County Public School System changes the allocation every year based on demand. Since there are already other new  communities very near to Green Hope Church Road (eg. Pulte Homes etc), the allocation for schools is sure to change for 2014. This means that the current advertised allocated schools by  Lennar may change. So buying at Fryars Gate based on the schools is not a wise decision.

4) More houses are coming in Cary area by end of August - MI Homes, Cedar Bend etc.

5) Lennar is not a trusted company, especially  in their downfall as seen from their history (verify  in Wikipedia). To validate this, type "I hate lennar homes" in google and read the  first 4-5 links.


It's upto the buyers to make a wise decision now!!

  2. Lennar is definitely doing a bad business in Cary by doing bidding. They should probably release all the lots together so that everyone gets the option to buy.

  3. It looks like a Trend in Cary, recently even Pulte and MI Homes at Amberly doing the same thing !!! Artificial Bidding and unfortunately the Buyers Agent are supporting this cause too so the buyers do not have support...

  4. In their August bidding, after the bidding was closed, Lennar did an urgent update to buyers that some new elevation was added and extended the date. Many think it is their another drama, because many people did NOT bid high this time as MI homes and Cedar Bend will start selling this month end.

  6. This is very true. As a buyer, who is contracted with them, we are undergoing a nightmare wrt poor communication, poor quality of construction, missed deadlines. My prospective neighbors who have closed have underwent a difficult time too. Some houses have been installed with low quality / defective granite slabs and wooden cabinets, which were replaced after prolonged discussions. Buyer Beware on this builder.

    2. Lucky you, if you get any response back. We stopped considering them for our purchase end of last year because of their sales staff.. We had bad experiences with their sales staff at Fryar's gate.so I sent an email to corporate about 6-7 months ago but till date no response is received.

  7. Recently do any one having problem with Lennar@Fryarsgate? After reading the blog, I am really confused, whether to go for it or look for some other option in Cary.

  8. We recently signed an agreement for a house in Fryars gate. Reading all the above posts, I am getting very scared now. But our agent who sells million dollar homes, praised Lennar a lot.

  10. Forced bid doesn't happen anywhere.. Now I booked Ryan homes in Bella Casa in Apex. Little far from RTP. But I feel its worth.

  11. They way they ask you to 'bid' for the house is a scam. So, basically, they say the house price is 350,000 and you tell them i'll buy it for 375,000 :).

    Check out the finished houses and you see the quality of construction is sooooo bad...

  12. Lennar quality of construction is better than most of the other builders like Pulte/DRH/StanPac etc. Plus most upgrades are included in the base price. Lennar initially did lottery system for these homes and people were not happy with it. So they started bidding process to give everyone a chance to buy these homes. People have gone crazy and are bidding 20 to 30 thousand dollars extra. (all because of location/schools and comparatively lower base prices).

  13. Buying our new Lennar home was the worst decision I've ever made. The quality is horrific. We just had a HVAC guy verify, and show us, that two of the rooms in our home weren't hooked-up at all! Standing water in our yard was a nightmare. The paint is less than paper thin. All of the switches in the house needed to be replaced within 2 months. All 6 of the faucets in the house needed to be replaced within the first (they seized, and wouldn't turn, at all).
    If you do buy a new Lennar home- be prepared to host several repair men, for at least the first year of ownership. Stay away from Belmont and Charlotte, NC.

  14. I agree to many comments here. Lennar promises many things before you buy and delivers none. During closing the construction managers promise they will fix everything and soon after you close they do not even smile at you. You have to keep contacting them to get your issues fixed but no one responds. The customer service stinks even more. Like somebody said above, be prepared to host plenty of workers in the 1 year of your ownership - provided customer care agrees to fix things for you. They construct houses in 3 to 4 weeks times. Do not come here for schools. All schools are overcrowded. There are less chances you will get into your base school. I suggest look into other newer homes that are coming up on Green Level Church road. If you are not left with any option then look into Lennar. The bidding is not worth it at all.

  16. UPDATE!!! I closed on my home in January 2015. I LOVE my LENNAR home! The finance company was a pain, due to my own fault. The staff are friendly and my son just graduated from the NUMBER ONE SCHOOL in the STATE of North Carolina, GREEN HOPE HIGH. My daughter attends there as well. I have THE BEST NEIGHBORS! I LOVE LENNAR!! See for yourself and do not listen to these people! The landscaping is beautiful!! My morning jogs have a view to die for!! The construction manager told me everything to do and not to do with my home (Ex. do not paint within the first year) I couldn't ask for a better experience!!

  17. I agree that Lennar and many builders are creating artificial demand and hype. Price gouging is at its peak. I plan to report this issue to the State Attorney general. Realtors go along for the ride since they will get that much extra commission. Lets hope the AG can do something about this mess and help the common man.
